We?re Data-Driven Growth, Inc., a parent company with a large US RE portfolio and a growing international eCommerce brand, Juice My Ride. Unlike traditional property management companies, we only manage our own portfolio of rental properties. That means every process, contractor, and decision directly affects our long-term profitability.
We partner with an external property management company that handles all leasing, tenant communication, inspections, and marketing. Internally, we focus on driving profitability: maintenance operations, vendor sourcing, and profit maximization strategies (including monitoring the performance of the external property management company) and growing the portfolio?s value.
We?re seeking a Real Estate Operations Manager to lead and scale internal operations, hold vendors and our PM partner accountable, and continuously improve property-level performance through data and systems.
Core Responsibilities
Manage work orders, rehab & turnover projects, resolve city violations, coordinate material & appliance deliveries.
Source, negotiate with, and oversee handymen & contractors for all types of repairs.
Track work progress, verify completion quality, and ensure adherence to budget and timelines.
Optimize vendor & contractor relationships to improve efficiency and cost-effectiveness.
Work closely with the property management company to ensure seamless operations and maximize rental income and property value.
Manage ad-hoc projects, including larger property rehabs and coordination with realtors to sell properties for top dollar.
Establish, track, and enforce KPIs for both internal operations and to ensure accountability from the property management company.
Identify opportunities to improve operational processes to reduce expenses, and increase net profit: minimize vacancy days, maximize tenant responsibility for property upkeep, improve rent collection rates, and optimize property marketing and rent pricing strategies.
Develop, document, and optimize internal systems and processes to improve efficiency and scalability.
Maintain seamless communication with mortgage service companies, insurance agents, attorneys, and city inspectors.
Leverage data and technology to enhance decision-making, streamline operations, and improve reporting accuracy.
Who We?re Looking For
5+ years US real estate operations experience
Proven record negotiating/managing vendors & delivering cost savings
Fluent in English
Strong project & time management (ClickUp or similar)
Detail-oriented, proactive & accountable
Tech-savvy: spreadsheets, systems & AI
Full-time, Mon?Fri 9?6 EST
